Primary List of Scanned Items:

EXTERIOR

  • Sample of exterior wall covering on all building sides looking for signs of water ingress or unusual heat loss

  • All exterior doors and sample of windows in each room

  • Scan sample areas of wall penetrations and changes in material to look for unusual heat loss or signs of water ingress                                                                                                                                                             

ROOFING

  • Sample of roof drainage systems to looking for signs of water ingress

  • Scan of roof surface looking for unusual heat loss or signs of water ingress, particularly at roof penetrations.

PLUMBING

  • Trace water service entrance to home for possible signs of leakage

  • Scan of water heater systems to confirm correct operation and heat gain across appliance

  • Sample of hot and cold water piping to confirm correct distribution and look for unusual heat loss

ELECTRICAL

  • Main Electrical System

  • Service entrance, main disconnect, distribution panel(s), sample of conductors near panels, and over current protection devices

  • Sample of lighting fixtures, switches and receptacles in each room

HEATING

  • Installed heating equipment (e.g. furnaces, boilers)

  • Vent systems, flues and chimneys

  • Confirm heat/cooling distribution at a sample of distribution points

  • Sample scans of visible heat distribution systems looking for areas of significant heat loss

INTERIOR

  • Sample of walls and ceilings in each room for signs of major heat loss or water ingress.

INSULATION

  • Sample of ceiling and wall scans in each room looking for signs of failure of insulation system.

    While we are highly trained to identify building defects with the naked eye, there are many conditions that can only be seen with enhanced tools. One of the best of these tools is a forward looking infrared camera which is non-invasive and provides a new dimension of knowledge to the inspector.


    Infrared inspections can help us to identify moisture seepage issues, airflow related issues (e.g. heat loss), electrical overheating issues, poor quality construction, and many more building related issues.

Basic Infrared Inspection - $50 Add-On to Home Inspection

    We will review your main electrical distribution panel and sub-panels, main entrances to premises, a sample of electrical outlets and switches, and a scan of the hot water and heating system in the utility room to confirm proper system operations. This scan will add 15-20 minutes to your inspection and requires the use of specialized equipment.

 

Full Infrared Inspection - $125 Add-On to Home Inspection
    In addition to the basic inspection, we will do a scan of the home including sampling the interior of each room and the building envelope. A full thermographic scan will add 30-60 minutes to your inspection time and requires the use of specialized equipment.

 

Radiant Heating Confirmation - $25 Add-On to Home Inspection
    We will use an infrared camera to confirm the operation of in-floor radiant heating system in all zones. This service will automatically be added to all in-floor heating system home inspections as it is the only way to effectively confirm heat distribution on radiant heat systems.
